The country's total hotel room supply has exceeded 38,000 and is expected to surpass 40,000 rooms by 2024, according to a research report. Over the past 18 months, the total room supply has grown by more than 25 percent, driven by Qatar's necessity to accommodate visitors for the FIFA World Cup Qatar 2022, as outlined in a quarterly real estate report by Cushman and Wakefield.

The report highlights the opening of several new hotels in the coming months, including Andaz Doha, Four Seasons Resort and Residences at the Pearl Island, NH Collection Oasis Doha Hotel, Rixos Qetaifan North, Rosewood Doha, and Waldorf Astoria West Bay.

According to the report, occupancy rates remained stable in Q3 compared to the same period last year, with rates of 52 percent and 53 percent for July and August 2023. This is slightly lower than the figures for the same period in 2022, which reported rates of 55 percent and 52 percent. Despite this, the supply of hotel rooms has significantly increased during the same period.

The average daily rates for the entire hotel sector decreased from QR440 to QR404 in Q3, indicating a growing value for guests as more hotels compete for business.

Although the international tourism market has shown a notable recovery post-pandemic, the report notes that the increased hotel supply in Qatar has impacted the performance metrics of many establishments, with some higher-quality hotels outperforming others in the sector.

Qatar's strategic focus on expanding international sporting and conference events has contributed to increased occupancy during the quarter, in addition to various tournaments and events.
